Perched on the hill in the mighty village of Clive, Alberta sits a family home at a great price! Hang on, we've got a lot of ground to cover on this one. The home was put on a brand new ICF foundation (9' Ceilings!) in 2012 at which point they put in all new services including furnace & water heater. They stripped the siding, installed new windows and added 2" styrofoam over every exterior wall before putting new siding on, then they blew more insulation into the attic. Why? Because Canada is cold as **** and we're tired of paying an arm and a leg to keep a home warm enough to walk around in our underwear in January. Still with me? Okay, THEN in 2014 they fenced the yard and ran a daycare out of the house for many years and somebody could again, that's why the yard is full of playsets for all the little guys and gals. In 2015, the roof got new shingles and eavestroughs. 2016, they built the deck, beefed up the electrical system with a much bigger panel and wired the house for data so most rooms have their own ethernet/data jacks. New doors in 2017, In 2020 the washer and dryer were replaced and the dishwasher is new. We're looking at five bedrooms! The original home had three and a bathroom, the new basement has two more and one more bathroom which isn't yet completed but is going to be really nice when it is! The home is up on the hill and the yard backs onto the ravine, so you don't have to worry about neighbours behind you jumping the fence and petting your chickens, of which you're allowed to have six, and you might as well because the chicken run is INCLUDED!!!

I don't say this lightly and I don't throw this term around loosely, either, but here it goes: this house is Bad@ss! Someone has done a very good job with this split level of keeping everything current and stylish. The kitchen has been totally re-done with fine appliances and an island was added in place of a peninsula which did wonders for its utility. The lighting is extravagant and the space has lots of beautiful natural light, too. I don't care what anyone says, daylight makes all the difference in the world to how a place feels, and this house feels awesome. The stone fireplace is a really cool feature and matches the natural stone on the front of the house. Both bathrooms are brand new and I don't really know how to describe the style, but I like it! The single attached garage has accesses from both the main floor and the basement which is ultra handy, and the downstairs family room is spacious enough to house a theatre area and a home gym! The lot is fantastic with its established trees and fencing, privacy is primo here and you can enjoy it from your brand new back deck. One block away from the outskirts of town, one block off of main street.. SWEET!

When I look at this home and I think of my own young family only one word comes to mind: Ideal! A big pie shaped lot on the edge of town nestled in a great mature neighbourhood offer the best setting for this five bedroom, three bathroom, double attached garage, bungalow. Sometimes, size does matter. This couple made a deal in '06 before building this house, he wanted a huge shop, but she told him "You're not getting a shop bigger than my house!" The kitchen is sexy with its dark cabinets and black and stainless appliances, but turn around and BOOM, there's that deck access and the beautiful country side again. Downstairs we've got two more rooms and another bathroom plus a big big family room. If you don't have a family, don't worry, there are lots of other things you can do with that room. Lastly, The neighbour two doors to the north is a horse named Remy who starred in my first video and launched my career.
